Property Rates
Property rates are a form of local tax levied by the Town Council on all rateable properties within the town. These funds are essential for maintaining and improving public services such as roads, waste management, street lighting, and community facilities.
How Rates Are Determined
Rates are calculated based on the value of your property as reflected in the Town's General Valuation Roll, which is conducted once every five years. Different categories of properties are charged at different rates:
- Residential properties
- Commercial properties
- Government properties
- Vacant land
Both the land value and any improvements (such as buildings) are rated separately.
Billing and Payment Process
- Rate invoices are issued annually and sent to property owners before the start of the financial period.
- Payments are due by the specified due date indicated on your invoice.
- Property owners are responsible for ensuring their rates are paid on time, even if they have not received an invoice.
Payment Options
Ratepayers can conveniently settle their accounts through:
- Electronic Funds Transfer (EFT)
- Mobile Money (MoMo)
- Cash payments at Council offices
Payment by Instalments
The Council allows payment arrangements by instalments. Property owners who wish to use this option should contact the Town Treasurer's office promptly after receiving their invoice to agree on a payment plan.
Failure to pay rates by the due date may result in penalties. Interest is charged on overdue amounts, calculated monthly until the balance is settled.
Keeping Your Details Updated
Property owners are required to keep their contact and postal address details up to date with the Council. This ensures timely delivery of invoices and important notices.
