REVIEW OR VARIATION OF THE PIGG’S PEAK TOWN PLANNING SCHEME IN THE COURSE OF PREPARATION

Introduction

We are currently undertaking the variation of the Pigg’s Peak Town Planning Scheme in the course of preparation. The project began in January 2017 and is due to be completed in July 2017.

By definition a Town Planning Scheme (TPS) is an instrument, that comprises of four interrelated documents, namely;

  1. Background Study Report
  2. Structure Plan
  3. Development Plan
  4. Development Code

The Town Planning Schemes through a structured physical planning framework (Structure Plan), provides development guidelines towards land allocation and utilisation, with the view of integrating the various development zones (residential districts, business and industrial districts, social facilities districts, open space areas, etc.) in a harmonious manner, supplemented by development objectives and programmes (Development Plan), through which sustainable growth and development of the settlement can be ensured.

The Scheme aims to provide statutory development control and measures through a Development Code, which ensures effective management (by the Town Council) and compliance thereof by all those living and working within the Pigg’s Peak Urban Area.

The purpose of this project is to review the current TPS to ensure that it captures the current situation of the town and enables Pigg’s Peak Town Council to enforce development standards that will be in line with all development objectives, physical planning standards, and that meet the Town’s development needs.

Stakeholder Engagement

Stakeholder engagement forms an important part of this project and it is against this background that we have embarked on this process, to ensure that stakeholder’s inputs or views influence the preferred direction the town wishes to take in terms of development.
